Q: What should I look for in a plan to sell my home?
A: When selling your home, it is important to find a neighborhood specialist with the tools, experience and know-how to present a well-planned marketing strategy.
To start, an agent should be knowledgeable about your neighborhood and have a proven track record of bringing homes onto the market, generating buzz and getting them sold quickly. Knowing the market means an agent will be able to price your home correctly so that valuable time is not wasted waiting for a price adjustment.
You should look for an agent who has a well-established presence in your area and a plan for marketing your home via high-quality photography, smart brochures and postcards, effective social media and eye-catching print advertising that targets those in the market for a home like yours.
The agent should also have access to a worldwide platform that presents your home to potential buyers outside of Texas and around the world. An organized marketing strategy is built on a combination of social networking, agent networking, and print media, so your agent should present a plan that covers all three areas.
An agent should be able to show you how he/she marketed and sold other similar properties in your area and provide you with a plan for staying “in the loop” during the selling process. Expect reports of the numbers of internet hits on your listings, showings, and responses to advertising.
The agent should also provide you a checklist of things you can do (staging, touchups, repairs) that will help your home show beautifully and earn top dollar.
